The Durango housing market is climbing into peak season with steady momentum. Volume is slightly up year-over-year, prices are appreciating modestly, and homes are selling about two weeks faster than they did in April 2025.
- Closed Durango sales (April 2026): 57 (vs. 55 in April 2025 — up 3.6% YoY)
- Durango median sold price: $770,000 (up 2.8% from $749,000 in April 2025)
- Median days on market: 54 days (down from 66 days in April 2025)
- Median sale-to-original-list-price ratio: 96.9% — buyers averaging about 3% off original asking price
The headline that matters most is hidden in the sub-area splits: Durango In Town is up double digits year-over-year, while Durango Rural has cooled. That split tells a more useful story than the top-line median.
A quick seasonal note: in this market, peak closing months are July through October historically, not spring. April marks the start of the climb. Last year, July alone saw 105 closings countywide — almost double February's 44. If you're a buyer, expect competition to keep building. If you're a seller, the next four months are when buyers are most active.

Yes, modestly. Durango closed 57 homes in April 2026 versus 55 in April 2025 — a 3.6% bump. More importantly, the median Durango home is now selling in 54 days versus 66 days a year ago, meaning buyers are moving faster on the right properties. Six properties closed in under 30 days this month, and three of those were in-town single-family homes priced between $700K and $885K.
Buyers thinking about making a move this year tend to do best when they get pre-approved before peak season inventory hits in May and June.
What is the median home price in Durango, CO right now?
The median sold price in Durango areas was $770,000 in April 2026, up 2.8% from $749,000 in April 2025. The split by location:
- Durango In Town: Median $727,500 | Median DOM 48 days | +10.2% YoY
- Durango Rural: Median $817,500 | Median DOM 66 days | -7.2% YoY
- Durango Mountain Area: Only 3 sales — too thin to draw a useful trend (covered below)
The In Town vs. Rural divergence is the real story. In-town demand stayed strong through winter and into spring; rural pricing softened slightly as inventory built up. If you're a Durango seller weighing timing, where your property sits in that mix matters more than the headline number.
Are condos or single-family homes selling faster in Durango?
Both are moving at almost identical speed — but at very different price points. April 2026 Durango sales by property type:
- Single-family homes: 47 sales | Median sold price $790,000 | Median DOM 56 days
- Condos & townhomes: 10 sales | Median sold price $367,000 | Median DOM 54 days
The condo/townhome segment is where most sub-$500K Durango buyers are landing. Of the 10 condo and townhome sales this month, six closed under $400,000, which is increasingly hard to find in single-family inventory. Notable condo and townhome closings included a $295,000 Uptown Durango unit (1BR/631sf, sold in 23 days) and an $885,000 townhome at Rivers Edge in Escalante (3BR/1,642sf, 15 days — the fastest sale in town this month).
How long does it take to sell a home in Durango, CO in 2026?
The median Durango home sold in 54 days in April 2026 — a real improvement over 66 days in April 2025. By location:
- Durango In Town: ~48 days median
- Durango Rural: ~66 days median
- Durango Mountain Area: Wide variance with few sales
Well-priced, move-in-ready homes in In Town locations are routinely going under contract in 15-25 days. Rural and luxury properties take longer because the buyer pool is smaller and the search process is more deliberate.
Are Durango home prices going up or down in 2026?
Up overall, but unevenly. The Durango countywide median is up 2.8% year-over-year, but that masks two distinct trends: In Town pricing climbed about 10% YoY while Rural softened roughly 7%. Both numbers are real and meaningful.
The 96.9% median sale-to-original-list ratio also tells you something: sellers who priced realistically are getting close to ask, while sellers who priced aggressively are eventually reducing. If you're considering listing, a grounded property valuation before you go live is the most important decision in the process.
Durango In Town: Strong and Selective
22 closed sales | Median $727,500 | Median DOM 48 days | +10.2% YoY
In Town Durango is the firmest segment in the market. Buyer demand stayed steady through winter and the month's data reflects it: shorter days on market, prices above last April, and several sales in the under-30-day range.
A few sales that illustrate the segment:
- $885,000 — 50 River Oaks Drive (Rivers Edge TWH at Escalante). 3BR townhome, 1,642 sf, built 2005. Sold in 15 days. The fastest in-town sale of the month.
- $790,000 — 401 Jenkins Ranch Road (Sky Ridge). 3BR single-family, 2,989 sf, built 2002. Sold in 23 days.
- $705,000 — 2024 W 2nd Avenue. 3BR historic home, 1,097 sf, built 1898. Sold in 22 days. Proof that older in-town properties move fast at the right price.
- $295,000 — 2855 Main Avenue (Uptown Durango). 1BR condo, 631 sf, built 2005. Sold in 23 days. The most accessible price point in In Town this month.
The segment isn't entirely without slow movers — a $1,875,000 Fassbinder home (1404 E 3rd Ave, built 1896) finally closed after 279 days and a 17.6% reduction from its $2,275,000 original ask. Even in a strong segment, ambitious pricing on a luxury property can sit a long time.
Durango Rural: More Inventory, Softer Pricing
32 closed sales | Median $817,500 | Median DOM 66 days | -7.2% YoY
The biggest sub-segment by volume — and the one that cooled most this year. Median Rural Durango pricing dropped from $881,000 in April 2025 to $817,500 in April 2026. Volume held essentially flat (32 sales in April 2026 vs. similar April 2025 levels).
The Rural data has the widest spread by far. April closings ranged from a $114,300 mobile home at 32222 Highway 550 to a $2,350,000 estate at 201 Ute Canyon Road (6BR, 6,625 sf, 35.20 acres, sold in 26 days). Most of the meaningful action sat between $500K and $1.2M.
Sales worth noting:
- $2,350,000 — 201 Ute Canyon Road. 6BR/6,625 sf on 35.20 acres, built 1994. Sold in 26 days — fast for that price point.
- $870,000 — 595 Sand Ridge Court (Vista De Oro). 3BR/3,436 sf on 35.15 acres, built 2002. Sold in 20 days.
- $860,000 — 170 Hay Barn Road (Edgemont Meadows). 3BR/1,730 sf, built 2020. Sold in 69 days.
The Edgemont area told a particularly mixed story this month. Edgemont Highlands sales closed at 45, 71, and 83 days — solid timeframes. But two Edgemont Meadows and Edgemont Ranch properties had been listed for 232 and 286 days before finally closing this month, both with significant price reductions. Initial pricing matters more than location when properties sit.
If you're shopping rural Durango, the land-and-acreage segment is where the most motivated sellers are likely to be over the next few months.
Durango Mountain Area: Too Few Sales for a Trend
Three sales this month — a 485 sf Eolus condo at $297,000, a 730 sf Tamarron condo at $315,000 (after sitting 321 days), and a 4,815 sf luxury home on Goulding Creek Drive at $2,650,000 (after 474 days and an 11.3% price cut from its $2,989,000 original ask).
The math will tell you the median is "$315,000" because that's the middle of three numbers, but that's not a market signal — it's two condos and one trophy home in the same row of a spreadsheet. April 2025 had seven Mountain Area closings; April 2026 had three. Anyone shopping or selling near Purgatory should look at active inventory and 90-day trailing data, not a three-sale month.
What Sold Fast (Under 30 DOM)
Six Durango properties went under contract in under 30 days. The common thread: realistic pricing, condition that matched the price, and locations with active demand.

These properties had been listed for nine months or longer before finally closing this month. The pattern is consistent: aggressive original pricing, then steady reductions until they hit a level the market would meet.

The takeaway across both lists: the homes that sold fastest were priced right out of the gate, and the homes that sat were priced to test the market. Testing the market in Durango in 2026 means a long, slow descent through price reductions.
A Quick Note on the Surrounding Markets
The April data also showed a few noteworthy points outside Durango proper that buyers should know:
- Bayfield's median sold price was $550,000 — about $220,000 below Durango's $770,000 median, or roughly 29% less at the median. If you're a buyer priced out of Durango, Bayfield is the most realistic alternative, and inventory has been steady.
- Ignacio remains the lowest entry point in the area. The three "real" Ignacio sales this month (excluding a $40K teardown outlier on Browning Avenue) ranged $210K–$555K with a median around $525K. Buyers chasing single-family homes under $500K should be looking here as much as anywhere.
I'm not covering Hesperus, Pagosa Springs, Cortez, Mancos, or Silverton in detail this month — sales counts were too low to say anything meaningful. Each of those will get a closer look in months where the data warrants it.
Is Now a Good Time to Buy a Home in Durango, CO?
If you're shopping the $500K–$1.2M range, this is a genuine window. The 96.9% median sale-to-original-list ratio means there's real negotiating room on the right properties. Inventory is the deepest it's been in several years, and buyers who get pre-approved and ready before mid-summer will have meaningfully less competition than buyers who wait until July.
For first-time and budget-conscious buyers: Durango condos and townhomes (median $367K, similar speed to single-family) are the most accessible path into the in-town market. If you're In Town: yes — the segment is up 10% YoY and homes are selling in under two months. If you're Rural: also yes, but the pricing strategy needs to be more careful, since the Rural segment softened 7% YoY and overpriced rural listings are taking 200+ days to clear.
