This is where I’m supposed to whip out some fancy looking 18 page boilerplate listing presentation that I found online, or perhaps created by a big name brokerage, distributed down the corporate pipeline for use by all agents across all markets. Maybe that works for some realtors, and hey, maybe that works for some home sellers too, that’s OK. But a one size fits all approach is not part of my business model, and not how I choose to build relationships and offer solutions when it comes to selling real estate. The human element is an unpredictable yard sale of complexity; every buyer, seller, realtor and transaction is different. A real estate transaction- from the listing agreement, preparing the property for market, negotiating an offer and keeping it on track to close -is an unavoidable human process.
So why hire me to sell your home? I could go on about honesty, experience and reputation, but those things should speak from themselves. Simply put, I’ll put the same amount of effort into selling your property as I will to earning your business. I work on relationships, not on volume. I’ve listed a handful of reasons below that should give a general idea and help set some expectations. Ultimately, every property is different and has different needs, so let’s chat about the right approach for selling your home.
· I’m not a discount realtor, and I don’t think I could be one if I tried. If you simply want a realtor to slap your listing up on the MLS and fade away, I’m not your guy. How I present your property and market it for sale reflects on me and my professional services, and I’m proud of the work I do.
· I use a professional photographer. Just because I’m a realtor with a smartphone doesn’t make me a photographer. And even if I got a good shot, the magic happens in the post-processing.
o Quality photography is a fundamental and necessary investment to selling real estate. I’m going to hop on a soapbox here. Photos are not only the ultimate first impression of your property, they’re also an enduring impression. They’re what a homebuyer is going to see when they first find your listing, it’s what their partners, families or friends will see when they share that listing. It’s what they’ll see when they go back and look again that night and the next morning. It’s what they’ll look at again after touring the property, deciding if they want to write an offer.
· If the layout of the home is appropriate, I’ll probably have a video tour created and a Matterport 3D walkthrough done as well. And when I say a video, I don’t mean panning back and forth across a picture to create a slideshow, I mean a video.
· I include floorplans with many of my residential listings.
· If your property benefits from it, I’ll also have a drone media done too. (Not all properties benefit from a drone’s perspective.)
· Prior to all photography and videography, I’ll have your home cleaned if necessary. Let’s make sure those photos pop!
· Do you want an open house? I’ll host an open house. (Not every property owner wants an open house.)
· I’ll write the description of your property, not ChatGPT.
· I’ll advertise your property across various online and offline platforms, utilizing all that fancy media from above. The scope of this is generally property and price point dependent.
