Durango Real Estate in July 2026
66 homes closed in Durango in July 2026 at a median sold price of $797,500, down 6.18% from $850,000 a year ago. Homes moved faster, a median of 60 days on market against 65 in July 2025, and 69.7% closed below original list price. Median price per square foot rose 8.65% year over year to $498.00, moving the opposite direction of the median sold price, because Durango In Town, Durango Rural, and Durango Mountain Area each had a different July.
Durango In Town got more expensive and a little slower. Durango Rural got cheaper, slower, and easier to negotiate. Durango Mountain Area closed fewer sales, but the ones that did close moved faster and closer to list than a year ago.

Compared to June 2026, closings fell 13.16%, the median price held roughly flat at up 0.31%, and price per square foot rose another 7.89%.
Why Price Per Square Foot Rose While the Median Fell
Durango's median sold price fell 6.18% year over year while its median price per square foot rose 8.65%. That is not 2 numbers disagreeing, it is what a mix shift looks like when you can see inside it. 3 things moved at once.
Which area sold shifted first. Durango In Town made up 43.9% of Durango's closings in July 2026, up from 38.4% a year ago. Durango Mountain Area, the highest priced segment per home, dropped from 13.7% of closings to 9.1%, on far fewer sales, 6 against 10. Fewer high dollar mountain closings and more in town closings pulls the blended median down even when no individual area is losing value.
The areas did not move together on price. Durango In Town's median price rose 5.88%, from $722,500 to $765,000, and its price per square foot rose 10.1%, from $454.47 to $500.38. Durango Mountain Area's median price rose 6.61%, from $1,002,500 to $1,068,750, on that small sample of 6. Only Durango Rural softened on price, down 2.95%, from $880,000 to $854,000, and down 4.87% on price per square foot. None of the 3 areas fell anywhere near the blended 6.18%.
Homes also got smaller. Durango's median square footage dropped 2.44%, from 1,943 to 1,895.5, and Durango Rural's median square footage dropped 7.35%, from 2,218 to 2,055. A smaller home sells for fewer total dollars even while commanding more per square foot, and that alone accounts for a real share of the median's drop without any Durango area actually losing value.
