Durango CO real estate market August 2026 home prices and trends

The Durango real estate market recorded a median sold price of $855,000 across 56 closed sales in August 2026, up 5.88% from $807,500 across 74 sales in August 2025.

Closed sales fell 24.32% from last August. The $855,000 median was the highest monthly Durango median recorded during the first eight months of 2026.

Through August, Durango recorded 462 closings at a $779,000 median sold price. The same period in 2025 produced 418 closings at a $775,000 median. Sales increased 10.53% while the median increased 0.52%.

Buyers searching for homes for sale in Durango CO will find different price points and sales patterns across Durango In Town, Durango Rural and the Durango Resort Area.

The Durango Resort Area is the public facing name used here for the CREN MLS category Durango Mountain Area. It includes the resort market around Purgatory, Tamarron, Glacier Club and surrounding communities.

Durango Home Prices Through August 2026

Durango has recorded 10.53% more closed sales through August 2026 while the median sold price has increased 0.52%.

Durango's year to date median is nearly flat. The $779,000 median through August is 0.52% above the same period in 2025, even though August alone posted a 5.88% increase.

Durango Rural and Resort Area Sales Changed the August Mix

Nine Durango Rural properties sold from $1,500,000 to just under $2,000,000 in August 2026, compared with one sale in that range in August 2025.

Durango Rural recorded 25 August sales at a $1,150,000 median compared with 33 sales at an $869,000 median last August. Through the first eight months of the year, however, the Rural median is $876,000 compared with $878,999 in 2025.

The Resort Area had the opposite monthly shift. Its August median moved from $996,000 in 2025 to $396,000 in 2026. Six of the nine August 2026 Resort Area sales were condos.

The Resort Area August median fell 60.24%, while median property size fell 60.18%. Median price per square foot declined 8.26%, from $560.62 to $514.29.

Durango Real Estate by Area: In Town, Rural and Resort

Durango Rural had the highest August median sold price at $1,150,000, while the Durango Resort Area had the highest median sold price per square foot at $514.29.

Durango In Town Real Estate

Durango In Town recorded 22 August sales at a $752,500 median, up 7.65% from $699,000 in August 2025.

Median sold price per square foot increased 17.11%, from $426.36 to $499.30. Median days on market increased from 45 to 72, while the median sold to original list ratio declined from 97.55% to 95.53%.

Through August, In Town recorded 173 closings at a $725,000 median compared with 169 closings at a $659,000 median during the same period in 2025. The year to date median increased 10.02%.

Durango Rural Real Estate

Durango Rural recorded 227 closings through August 2026, up 18.85% from 191 during the same period in 2025.

Durango Rural generated 36 of the 44 additional Durango closings recorded this year.

The year to date median sold price moved from $878,999 to $876,000, a decline of 0.34%. Median sold price per square foot increased 10.13%, from $385.36 to $424.38.

Median property size declined from 2,292 square feet to 2,150 square feet. Median days on market increased from 70 to 74.

Durango Resort Area Real Estate

Durango Resort Area real estate recorded nine August sales at a $396,000 median, with condos accounting for six of the nine closings.

The Durango Resort Area includes Purgatory Resort, Tamarron, Glacier Club and nearby resort communities. CREN MLS classifies the market as Durango Mountain Area.

Through August, the Resort Area recorded 62 closings at a $645,000 median compared with 58 closings at a $738,750 median during the same period in 2025.

The year to date median declined 12.69%. Median property size declined 18.97%, from 1,626 square feet to 1,317.5 square feet, while median price per square foot declined 0.67%, from $543.22 to $539.58.

Purgatory Resort real estate, Tamarron and Glacier Club contain a mix of condos, townhomes and larger residences. Buyers interested in attached properties can also browse current Durango condos for sale.

Durango Neighborhood Activity Through August 2026

Edgemont Highlands, Tamarron and Dalton Ranch each recorded more closed sales through August 2026 than during the same period in 2025.

Edgemont Highlands: Closings increased from 15 to 23. The median sold price increased from $947,000 to $1,170,000, while median price per square foot increased from $444.44 to $502.23.

Tamarron: Closings increased from 16 to 24. The median sold price increased from $308,000 to $354,500, while median days on market fell from 107.5 to 70.

Dalton Ranch: Closings increased from 9 to 14. The median sold price moved from $1,099,000 to $1,187,500, while median days on market moved from 59 to 57.

Three Springs: Closings changed from 18 to 17. The median sold price moved from $631,250 to $649,000, while median price per square foot increased from $448.66 to $478.92.

Twin Buttes recorded seven closings this year compared with three during the same period in 2025. Three prior year sales are too few for a reliable price comparison.

Glacier Club recorded four closings through August 2026 compared with 15 during the same period in 2025. Four current year sales are too few for a broader price trend claim.

Elsewhere in La Plata County

Hesperus recorded 19 closings through August 2026 compared with 10 during the same period in 2025, the largest increase in transaction count among the other La Plata County communities.

Hesperus: Closings increased from 10 to 19. The median sold price moved from $615,500 to $685,000, while median days on market increased from 53.5 to 81.

Ignacio: Closings moved from 24 to 27, while median days on market fell from 114 to 64. The median sold price moved from $497,400 to $508,000.

What Sold Fast and What Sat in August

488 Cottonwood Creek Road moved quickly. The townhouse in The Ranch subdivision in Durango Rural has two bedrooms, 1,839 square feet, was built in 1992 and sits on 0.112 acres. It closed in 19 days for $810,000 against an original list price of $799,000, 1.38% above the original asking price.

355 E 3rd Avenue spent 434 days on market. The Boulevard subdivision condo in Durango In Town has two bedrooms, 1,376 square feet and was built in 2005. It closed for $685,000 against an original list price of $855,000, 19.88% below the original asking price.

Notable August Sale

8243 County Road 203 was the highest priced Durango closing in August at $2,995,000. The Durango Rural stick built home is recorded under the MLS subdivision "Other," has five bedrooms, 4,023 square feet, was built in 1994 and sits on 3.15 acres. It closed in 42 days at its $2,995,000 original list price, or $744.47 per square foot.
