The Durango real estate market posted a median home price of $795,000 in June 2026, up 30.4% from June 2025 and up 6.4% from May 2026, based on 76 closed sales inside Durango city limits. Countywide, La Plata County closed 100 sales at a median price of $749,500. Look at that active inventory trend! Still tough to remember a time when we had nearly 3x the active inventory... Durango's June 2026 closed sales point to a market that still rewards sellers on well positioned homes under $1.2 million while handing buyers real leverage above that price point. Homes priced right and shown well in the under $750,000 single family and townhouse range closed in as few as 8 to 27 days, several at full asking price. Meanwhile, four of the ten slowest sales of the month were priced above $1 million and sat 195 to 443 days before closing, often with sellers cutting the original price by 10% or more to get a deal done. That split, fast and firm at the entry to mid range, slow and negotiable at the top, is the real story of this market right now, not a single countywide label.

What Is the Median Home Price in Durango, CO Right Now?

The median sold price for a home in Durango was $795,000 in June 2026, based on 76 closed transactions. The average sold price was noticeably higher at $986,532, and that gap is not a rounding artifact: 14 of the 76 closings, 18.4% of the month's sales, closed above $1.5 million and pulled the average up by roughly $191,000 over the median. The median Durango home sold in 65.5 days in June 2026, up from 42.5 days in June 2025 and down from 70.5 days in May 2026. That year over year increase of 23 days reflects a market with more breathing room for buyers than a year ago, while the month over month improvement of 5 days shows momentum picking up heading into peak season. Countywide, the median was also 65.5 days, up 17.5 days from June 2025's county median of 48 days.

The pattern across every slow sale this month is the same: an original list price that needed a real cut, ranging from 7.3% to 32.0% off the original list price, before a buyer stepped up. Every one of these homes is priced above $1 million except the Wildcat Condos unit, reinforcing that the top of the Durango market is where negotiating room actually lives right now.

The top closing in Durango for June 2026 was 1255 County Road 207, an 8 bedroom, 8,111 square foot home on 4.2 acres in Durango Rural with 2 additional living quarters, built in 2018. It sold for cash at full asking price of $3,775,000 after just 42 days on market. Close behind was 729 County Road 253, a 5 bedroom, 4,847 square foot home on 54.05 acres, which sold for $3,655,000 cash, 91.5% of its original $3,995,000 list price, after 70 days on market.

More closings and higher prices together point to a market absorbing more inventory without prices softening, even as days on market stretch out.

Bayfield, Ignacio, and the Rest of La Plata County

Bayfield posted 17 closed sales in June 2026 at a median price of $599,000 and a median 73 days on market, the largest secondary market in the county this month and still the most affordable entry point outside Durango proper for buyers exploring homes for sale in Bayfield. Ignacio and Hesperus each closed too few sales this month, 4 and 2 respectively, to support a reliable median or trend, and Vallecito had a single closing at $470,000 after 143 days on market.

Is Now a Good Time to Buy or Sell a Home in Durango, CO?

For sellers, June 2026 rewarded properly priced homes under $1.2 million with fast closings and full or near full asking price, while homes above that threshold needed real price corrections to sell. If you are listing this summer, price against the comps that actually closed this month, not last year's numbers, and expect buyers to negotiate hard on anything over $1 million.
