Lake Purgatory is a mountain neighborhood east of US 550 north of Durango, reached from Lake Purgatory Drive just north of mile post 48.
Lake Purgatory Unit I is a mix of vacant lots, year round homes and seasonal homes, most on lots of about one acre. Lake Purgatory Drive is the only road in, and lot owners from three subdivisions use it.
The roads are dirt, steep and curvy. The neighborhood association says winter driving calls for four wheel drive with snow tires or chains, and it does not allow snowmobiles, ATVs or other off highway vehicles on the Unit I roads.

The LPPO Association maintains four roads in Unit I: Lake Purgatory Drive above the subdivision entrance, Ponderosa Way, Columbine Way and Big Pine Trail. A separate road association maintains the lower part of Lake Purgatory Drive. See the association's neighborhood information (opens in a new tab).
Every lot owner in Unit I is automatically a member of the LPPO Association (opens in a new tab), a Colorado nonprofit formed in 1978. Ask for the covenants and assessment details for the specific address, including any Unit 2 property.
The lake is privately owned and sits outside the association boundaries, so the HOA has no jurisdiction over it. Lake use is a question for the lake's owners.
Details come from the LPPO Association site (opens in a new tab). They may be out of date, so check there for current information.
East of US 550 north of Durango. The turn onto Lake Purgatory Drive is about two tenths of a mile north of mile post 48.
Lake Purgatory Unit I does. The LPPO Association serves Unit I only, and every Unit I lot owner is a member. Confirm what applies to a specific address in another unit.
No. The Unit I roads are dirt. They are plowed in winter but can ice pack, and the association says four wheel drive with snow tires or chains is necessary.
The lake is privately owned and is outside the LPPO Association boundaries. Questions about lake use go to its owners.
