Discover peaceful country living in beautiful Weber Canyon, just five minutes from Mancos CO. With mountain and valley views, no HOA, and no covenants, this horse property combines rural charm with convenient access to town. The remodeled 2-bedroom, 1-bath homestead house offers a welcoming place to call home, surrounded by apple trees and large, mature shade trees, with views of green fields, the La Plata Mountains, Mesa Verde and Menefee Mountain. A new living room addition at the back of the home features a cozy wood stove, large windows that frame the views, and blue pine walls and ceiling for a warm, rustic feel. Barn doors at the kitchen and new laundry room add character, while new electrical throughout and fresh interior paint complement the home's updates. Although the bunk house is excluded from the sale, this could be a great RV pad with electrical hookups. The old school cellar is full of shelving ready for your harvest and storage. Fenced and cross-fenced, the property features Weber Ditch irrigation, a barn connected to a spacious 30x80 shop with room for equipment, storage, projects, and hobbies. A paved road leads to the driveway, making access convenient while preserving the peaceful country setting. Experience the Southwest Colorado lifestyle, where the desert meets the mountains and adventure awaits in every direction. Enjoy hunting, fishing, skiing, trails for mountain biking, hiking & horseback riding, camping, and boating throughout the surrounding region. Approximately 30 minutes to Cortez, 45 minutes to Durango and 90 minutes to Telluride, this Weber Canyon property is an inviting home base for country living and outdoor recreation.
